Liquidation auction of Hermanus home on bank of the lagoon

A property situated on the bank of the Klein River Lagoon in Hermanus will be auctioned by the Michael James Organisation, offering bidders an opportunity to purchase “a peaceful weekend retreat or primary residence that offers an enviable lifestyle close to nature.”

The auction house has been instructed to sell the property by the liquidators in the matter of Greyton View Property Development (Pty) Ltd (In Liquidation), Masters Reference: C910/2013, according to Samantha James of the Michael James Organisation.

The Klein River Lagoon, which is also known as the Hermanus Lagoon, is about five kilometers from the town of Hermanus. It is situated near to the Walker Bay Nature Reserve and surrounded by the Klein River Mountains. According to the hermanus.co.za website, “The area is home to about 130 bird species, including some of the rarest coastal breeding birds in Africa, including the impressive fish eagle. Keen fishermen are attracted to the area and fish species include steenbras, harders, springers, elf and kob.

The lagoon also offers breathtaking sunsets and a unique setting at full moon.”

The property on offer – described as Portion 47 of Farm 633, Rocklands, in Hermanus – is situated in the secure Lagoon Rock Estate and has an extent of 800m², says James. “The home has a tiled entrance that leads to an open-plan living area and kitchen. The living areas flow out onto a partially covered timber deck overlooking the lagoon and plunge pool.

“The property offers three bedrooms, two of which are en-suite, and a family bathroom. There is a single garage with a covered carport of the same size, and above the garage is a mezzanine en-suite room which could be viewed as a fourth bedroom or could serve as staff accommodation,” she adds.

The auction will take place at 11.15am on Friday, 22 August and will be held on site at Farm Rocklands, No 633, Portion 47, Hermanus. The property may be viewed between 2pm and 4pm on Sunday, 17 August.

The terms and conditions of the auction include a 10 percent deposit plus auctioneer’s commission on the fall of the hammer, with the balance payable on transfer. A copy of each bidder’s identity document and proof of residence will be required for auction registration.
